The Property Manager is responsible for the day to day property management services of assigned medical offices, commercial office and retail accounts. Property manager may supervise other building maintenance personnel base on the size and needs of the assigned portfolio. The property manager is accountable to protect, maintain, and enhance the value of commercial real estate assets in order to maximize the owner's financial return and for the benefit of the tenants, consumers, leasing and marketing.
ESSENTIAL JOB FUNCTIONS:
1.Establish, and maintain strong working relationships with all tenants, property owners, project developers and
their designated representatives.
2.Develop the property's strategic plans for the market of business it serves that are consistent with the
established company strategic plans, and ensure the proper execution.
3.Inspect properties on a regular basis to determine the efficiency and condition of building.
4.Initiate and authorize expenditures, appropriations and commitments on pricing strategies.
5.Prepare and ensure timely completion of monthly and quarterly management reports and annual business plan/budget.
6.Manage the operation of staff and vendors at properties.
7.Manage all aspects of assigned local Property Owner's Associations (POA's).
8.Responsible for the collection of tenant rents.
9.Participate in other outside activities consistent with the company's and the owner's responsibilities in the
community, including civic and business organizations.
10.Arranges for alterations to , or maintenance, upkeep, or reconditioning of facilities as specified in the
operating budget, management plan and/or management services agreement and of leased premises as dictated
11.Prepares and/or reviews periodic inventory of building contents and property condition, and forwards listing
to client for review.
12.Develop and implement a tenant retention program.
13.Maintains role as a secondary contact for tenants relative to tenant service requests.
14.Oversees Tenant Guide for property and services.
15.Manage lease arangements for properties that hospital enters for offsite properties
16.Oversee inspections and mainatence of properties that hospital leases
17.Manage hospital relationship with landlords
18.Maintain local relationships and affiliations to expedite Real Estate Processes (Ex: Zoning)
19.Oversee Hospital relationship with local economic development municipality
